Brooklyn’s housing stock creates a specific, recurring pattern of disputes. A row of attached brownstones sharing party walls means a burst pipe or a roof leak rarely stays inside one building’s lines, and carriers will sometimes try to scope the loss to a single unit’s policy when the damage has actually traveled into a shared wall, a shared roof deck, or a neighboring cellar. Pre-war plumbing and wiring that has been patched over decades does not fail cleanly either, and “was this sudden or was it years in the making” is the classification argument carriers reach for first.
Converted multi-family brownstones raise a different question: whose policy covers what. When a building owner carries one policy and a tenant or separate unit owner carries another, damage that crosses between units can turn into a dispute about which coverage applies where. We sort out that allocation while documenting the claim, not after the carrier has already decided it for you.
Along the commercial corridors, including Fifth Avenue in Park Slope, Court Street, and Myrtle Avenue, mixed-use buildings turn one loss into two claims: a residential claim for the apartments above and a commercial claim for the storefront below, sometimes under entirely different policies. We coordinate both sides so the owner is not fighting two separate battles with two separate adjusters.
Waterfront neighborhoods, including Red Hook, Sheepshead Bay, Coney Island, and parts of Gowanus along the canal, carry their own exposure. Many of these areas sit in FEMA flood zones, which means a water loss can fall under a separate flood policy rather than the homeowners policy. Getting that distinction right before the claim is filed avoids a denial based on the wrong policy being checked first.

My brownstone shares a wall with the building next door. Does that complicate the claim?
It can, especially if the damage started on the neighboring side or affects shared structural elements. We document where the loss actually began and how far it traveled before the carrier’s version becomes the only version on record.
I own a mixed-use building with a store on the ground floor. Is that one claim or two?
Usually two: a commercial claim for the retail space and a residential claim for the units above, often on separate policies. We handle both so nothing falls into the gap between them.
Does it matter if my adjuster is local, or can someone handle this remotely?
It matters more than people expect. Brooklyn’s building issues, like old risers, party walls, and pre-war wiring, come up constantly here, and being minutes away means we can inspect before evidence gets covered up or thrown out with the debris.
