New York claims are rarely simple, and most of the complication is structural. A burst riser in a pre-war building does not damage one apartment: it damages the line beneath it, and now you have a co-op board, a managing agent, a building policy and several unit-owner policies all pointing at each other. If your property is anywhere near the New Jersey coast, the fight is usually about how the loss gets classified, and that classification alone can be worth tens of thousands of dollars. Named-storm deductibles are calculated as a percentage of the dwelling value rather than a flat figure, and carriers do not always apply them correctly. Pennsylvania's most common large loss is the one nobody photographs in time: a frozen pipe that lets go in an unoccupied property and runs for days. Insurers scrutinise those claims hard for lack of reasonable heat, and the response has to address that question directly and with evidence.
Philadelphia adds its own wrinkle. Row homes share party walls, so a fire or a roof failure in one property routinely becomes a claim in the two beside it, and sorting out which policy owes what takes an adjuster who has done it before. Further west and north, in the Lehigh Valley, Lancaster and Harrisburg, the recurring issue is hail and wind on roofs, where the insurer position is almost always that the damage is cosmetic.
