Homeowners dealing with water stains, musty odors, or visible spots often want a quick answer to one question: does homeowners insurance cover mold damage? The truth is that a mold damage insurance claim depends almost entirely on what caused the moisture and what the policy says about it. Coverage can exist, but it is rarely automatic.

Why a mold damage insurance claim gets disputed

The central issue in many disputed claims is causation. A policy may cover damage from a sudden plumbing failure but exclude deterioration from a leak that went on for weeks or months. It may also pay for certain resulting damage while excluding the cost of fixing the defective pipe, roof, or drainage system that caused the moisture in the first place. Disagreements often center on when water entered the property, whether the damage was sudden or gradual, and whether the condition was known beforehand.

The National Association of Insurance Commissioners identifies mold as a common homeowners-policy exclusion.[1][5] The California Department of Insurance similarly lists mold, flooding, seepage, and wear and tear among perils generally not covered under a standard policy.[2] At the same time, the California Department of Insurance notes that mold damage caused by a covered peril may be covered, while directing policyholders to review their specific policy language.[7]
